Straight answers for owner-sellers

Questions owners ask first
Is selling without an agent right for me?
Sometimes. It can save commission, but it asks you to handle pricing, paperwork, showings and negotiation yourself. We tell you plainly when a traditional agent is the better call for your situation.
Do you sell listings or take a cut of my sale?
No. We are not a listing service. We publish guides, calculators and checklists, and we recommend vetted partners. Where a recommendation earns us an affiliate commission, we disclose it.
What about buyer-agent compensation?
It is one of the first decisions an owner-seller faces. Our guides explain how it works and what to settle before the first showing, and the net-proceeds calculator shows how it changes what you keep.
Can I use this if I inherited the property or I am a landlord?
Yes. Heirs and landlords selling a property face the same pricing, contract and disclosure questions, and the guides are written with them in mind too.
Is this legal or financial advice?
No. It is general education. Rules vary by state, so for contracts, taxes and disclosures, confirm details with a licensed professional where you live.
What is a flat-fee MLS listing?
A service where you pay a licensed broker a set fee to put your home on the MLS, which feeds the major listing sites. You usually handle showings and negotiation yourself. See our flat-fee MLS guide.
How do I price my home without an agent?
Start from recent sold prices of similar nearby homes, adjust for differences, and test the result. Our pricing guide and worksheet walk you through it.
Do I still need a contract and disclosures?
Yes. Most states require seller disclosures and a written purchase contract. Having a licensed professional review yours is often worth the cost.
Do I need an attorney or a title company?
It depends on your state. Some states use attorneys for closings and others use title or escrow companies. Your closing professional will tell you what is required.
How do I keep showings safe?
Screen inquiries, have someone else at home, tell a friend your schedule and secure valuables. Our showings guide has more.
How do you make money?
Through affiliate commissions and referral fees from some recommended services, and potentially advertising on a single dedicated page. We disclose both, and neither changes our advice.
Are there ads on the site?
Only on the Advertising page. Everywhere else the site is free of ads, pop-ups and interruptions.
