Why this exists

An honest guide, not a listing package

Selling without an agent can save you commission. It can also go wrong in quiet ways: a price set on hope, a contract you did not read closely, a disclosure left out, a buyer's agent you did not know how to handle, a stranger at the door you did not vet.

ListItFSBO is written for homeowners who want to do it themselves with clear eyes. We pair plain-English guidance, calculators and checklists with recommendations for vetted partners, and we explain each step in the words you would use at the kitchen table.

We are not trying to sell you a listing. When selling on your own is the wrong call for your house or your situation, we say so. Where a recommendation earns us an affiliate commission, we tell you.

What we cover

Featured tool

The net-proceeds calculator

Before you set a price, see what you would actually walk away with. Enter your sale price, what you owe, and your expected costs, and see the number that matters: what lands in your account.

It also shows how the choices you make, like whether to offer buyer-agent compensation, change that figure, so you decide with the math in front of you.

Straight answers

Questions owners ask first

See all questions
Is selling without an agent right for me?

Sometimes. It can save commission, but it asks you to handle pricing, paperwork, showings and negotiation yourself. We tell you plainly when a traditional agent is the better call for your situation.

Do you sell listings or take a cut of my sale?

No. We are not a listing service. We publish guides, calculators and checklists, and we recommend vetted partners. Where a recommendation earns us an affiliate commission, we disclose it.

What about buyer-agent compensation?

It is one of the first decisions an owner-seller faces. Our guides explain how it works and what to settle before the first showing, and the net-proceeds calculator shows how it changes what you keep.

Can I use this if I inherited the property or I am a landlord?

Yes. Heirs and landlords selling a property face the same pricing, contract and disclosure questions, and the guides are written with them in mind too.

Is this legal or financial advice?

No. It is general education. Rules vary by state, so for contracts, taxes and disclosures, confirm details with a licensed professional where you live.
