Prepare

Research recent comparable sales nearby
Set a list price and a floor you will not go below
Declutter, clean and complete the repairs that matter
Gather the mortgage payoff, tax, HOA and utility information
Book a photographer

List

Choose how you will get on the MLS and major listing sites
Write the listing description
Prepare your state disclosure forms and a purchase contract with professional review
Set up a dedicated phone number or email for inquiries
Put a sign in the yard if allowed by your area and HOA

Show and negotiate

Screen inquiries and schedule showings, with another person present
Collect feedback after each showing
Review each offer for price, financing, contingencies and timeline
Respond in writing and keep a record of every counter

Close

Open escrow or hand the signed contract to your title company or attorney
Schedule the inspection and respond to repair requests
Cooperate with the appraisal and any lender requests
Do the final walk-through with the buyer
Sign at closing and hand over keys, codes and documents
