Handling Showings and Inquiries

How to field inquiries, run showings and keep yourself safe when you are the one answering the door.

Without an agent, showings and phone calls are yours. A little structure keeps them manageable and keeps you safe.

Screen before you show

Ask for a name and phone number, and consider asking buyers to share a mortgage pre-approval or proof of funds before a private showing.

Stay safe

Have someone else at home, tell a friend the schedule, and put valuables and medications away. Do not show alone to someone you cannot identify.

Make showings easy

Offer set times, keep the house clean and bright, and give buyers room to look without you talking over them.

Collect feedback

Ask each visitor what they thought of the price and condition. Patterns in the answers tell you whether to adjust.

This guide is a working outline. A fuller version with examples is being written.

Where a professional is worth paying

A lockbox with an appointment system or a showing service can handle scheduling if you do not want to.
